Estate Agent Description

Superb extended five bedroomed farmhouse and smallholding with equestrian facilities surrounded by countryside yet very accessible to the city centre

Description
Dating from the 1850s, Fir Tree Farm is a traditional farmhouse which has been beautifully updated and extended to both enhance and compliment the original building. The accommodation has been enhanced by the current owners in recent years to create an impressive principal suite, an extension to the rear forming an additional living space overlooking the garden and a new boot room, combining to form a versatile layout ideal for active families who want to enjoy space and the surroundings.

To the first floor are five bedrooms, with the principal bedroom suite offering a dressing room and en suite bathroom. There are four further bedrooms, with the fifth bedroom currently incorporated into the second bedroom with a roof terrace off. A family bathroom completes the accommodation.

To the rear of the property is a lawned garden with unspoilt views of Heslington Tillmire, partly designated as an Site of Special Scientific Interest, with its abundance of wildlife and unspoiled pasture. The property is a smallholding with equestrian facilities and the surrounding land provides a number of paddocks, just under eight acres in all. There is direct access on to public bridleways with miles of off-road hacking. There is a substantial stable block with stores and tack room, and a hard standing parking area in addition to the property’s generous gravelled driveway.

Located at the end of a country road running south of Heslington village, Fir Tree Farm offers the perfect rural location and yet provides very easy access in to York city centre.

Location
Heslington benefits from an excellent selection of local services including two banks, a post office/newsagent, store with bakery and pub. The University of York campus (about two and a half miles) offers further facilities including a sports centre with gym and swimming pool. The university and other local institutions such as The Early Music Centre, have made York an important national focus for the performance and study of music. The Fulford Golf Club is about three miles away and David Lloyd Leisure Centre is about four miles. Local schools include Lord Deramore’s Primary School (Ofsted Good 2012) in Hesligton and the popular Fulford School (Academy) in Fulford.

The vibrant city centre of York (about four and a half miles) is easily accessed via the cycle network or regular bus services and offers a multitude of restaurants, shops, cultural venues and historic monuments, including the 13th century Minster, with a full calendar of events on offer.

The mainline train station from York (about five miles) has regular services to Leeds, Manchester, Edinburgh and London, with some services to King Cross making the journey in under two hours.

To the south of Heslington there is excellent access to the A64, linking with the A1(M) for travel across the region.

Please note all distances and travel times are approximate.
