The land is laid to grass and is predominately classed as Grade 3 on the agricultural land classification, albeit a small area of Grade 2 land to the south of the property. The land holding extends to about 3.22 acres (1.30 hectares) in total situated between the villages of Bishop Norton and Atterby, and benefits from direct access off the Atterby Lane. The Soil Survey of England and Wales records the soils as being of the Aswarby series. These soils are described as being shallow permeable calcareous fine loamy soils over limestone, some affected by ground water. Some slowly permeable seasonally waterlogged clayey soils.
