The land and buildings at Wilton Farm are situated in a highly accessible location, adjacent to the B3359, which leads to the A390 Liskeard to Lostwithiel road. Several surrounding villages including Taphouse provide a range of amenities, with the South East Cornwall administrative centre of Liskeard approximately 7 miles driving distance providing a more comprehensive range of shopping, schooling, banking and recreational facilities, along with a mainline railway station and link to one of the main arterial routes throughout Cornwall, the A38.
The property enjoys an elevated location, with far reaching views over open countryside. Viewing is highly recommended in order to appreciate this rural, yet highly accessible, location.
The property extends in all to approximately 6.87 acres (2.78 hectares). The gently sloping pasture paddock extends to approximately 5.5 acres, with the remaining property comprising the farm buildings, yards and other amenity land. The paddock is well fenced for stock purposes, with mature Cornish hedge banks forming most of the boundaries. Access is off the adjoining main road, with a further right of way along a short concrete lane, leading to the building complex for agricultural purposes only. The range of buildings are utilised for agricultural purposes and benefit from extensive concreted yards and livestock feeding areas. The buildings comprise the following :-
1. Steel frame with profile sheet roof and elevations Cubicle House, also previously housing milking parlour, bulk tank and covered yard (120’ x 76’ and 16’ x 13’). At the side is a concreted Feed Area with feed barriers running along both sides.
2. Steel frame with profile sheet roof and elevations Building (64’ x 43’) and at the front is a concreted feed and handling yard.
3. Concrete floor earth bank Silage Pit divided into two bays by a steel stanchion and timber sleeper partition (120’ x 60’).
4. Former Slurry Store with concrete floor earth banks and adjoining Slurry Pit with earth bank and concrete loading ramp.
The buildings may have potential for a variety of other uses, particularly considering the Town and Country Planning (General Permitted Development) (England) Order 2015 allowing conversion of agricultural buildings to flexible commercial use (Class R), with other opportunities including Class Q.
