Before bearing off left for the health centre, bear around to the right up Poundwell Street. Continue along this road up around the corner and down over the hill into the valley and bear off right (before reaching the bridge). Continue along this track (which also provides access to South West Water Treatment works) bearing left at the entrance to South West Water Treatment works and the buildings will be found on the left hand side and the entrance to part of the land on the right hand side.

Alternatively, take the road from Modbury towards Plymouth, bearing off left at Fancy Cross, following the road towards Orcheton. situation The land is situated on the south-west side of the town of Modbury in the South Hams area of South Devon. The centre of the town itself is about half a mile away and the magnificent South Hams coastline at Kingston (Wonwell beach and Bigbury Bay) being about 3 miles distant.

The larger town of Kingsbridge is about 8 miles to the east and the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being about 10 miles to the north.

Description The Kennels and Kennels Meadows are being offered for sale as a whole or in two lots, to suit purchasers’ requirements.

By reference to the site plan, the lots are detailed as follows:-

lot 1 (6.48 acres) As approximately outlined in green on the site plan, this area extends to approximately 6.48 acres (2.62 hectares).

In the past this land has been used for accommodating livestock and for grass conservation purposes but more recently has been left to natural regeneration.

Access to the land may be gained by means of a right of way over the compacted hardcore track and then through Lot 2 into an existing gateway on the south-eastern boundary of Lot 1.

The land has a combination of gentle and moderate north, east and west facing slopes and was all down to grass, having in recent years been left to natural regeneration.

The land offers the potential for use as a pony paddock, planting of trees or for general recreation/amenity purposes (subject to obtaining the necessary planning consent).

Access to the land may be gained either by means of a right of way over the compacted hardcore track coming from an easterly direction and then over Cotlass Lane bridleway or from a westerly direction from Cotlass Farm, again over the public bridleway and then through an existing gateway on the south-western boundary.

The north boundary of this land abutts a fast flowing stream and South West Water have a right of access over the most easterly paddock to an area they own (which was once part of this paddock).

Lot 2 (0.44 acres) As approximately outlined in red on the site plan, the Kennels comprise some general purpose (dilapidated) farm buildings, these having been used in the past for accommodating livestock or general storage in connection with agriculture.

Access to the buildings is over a compacted hardcore track (which also serves as an access to South West Water Treatment Works), then over a concrete bridge over a brook.

A right is reserved for the buyer of Lots 1 to come through this lot, for access purposes.

On the south-west side (to the rear) of the buildings is an area of steeply sloping amenity woodland.

A public bridleway/footpath proceeds through this lot and along Cotlass Lane.

There are no services to this lot.

method of sale The land is being offered for sale by Formal Tender (unless sold prior), with a closing date of Thursday, 13 July 2023 at 12 noon.

Tenders must be submitted to 62 Fore Street, Kingsbridge in an envelope clearly marked ‘Kennels & Kennels Meadow’.

Buyers who wish to submit a tender will be required to sign a legal contract and provide a cheque equivalent to 10% of their offer price, as their tender. If either of these two component parts are not submitted, their tender risks being declined.

A tender which is accepted by the seller will be treated as a binding contract and immediately constitute an exchange of contracts. Legal completion and payment of the balance of the purchase price will follow approximately 28 days later, or in the time frame as set out in the legal pack.

The seller does not undertake to accept the highest or any of the offers and the seller reserves the right to withdraw, alter or amend the way in which the land is offered for sale.
